This particular Chula Vista home inspection revealed that the home was in need of an electrical upgrade. Is this older electrical system unsafe? Maybe... Maybe not but, more and more frequently insurance companies are refusing to insure homes with 60 amp services (like in this picture), knob and tube wiring, and in some cases, even aluminum wiring. At the time of construction this size service was reasonably well suited for a home built in the 60's. However, the search for convenience, along with a technology enhanced lifestyle, has greatly increased the demand on electrical systems in today’s homes.

The picture to the right is an example of a breach in the Garage firewall found during a recent Chula Vista home inspection. This is one of the more common safety issues I find during home inspections. The Drywall between the Garage and the rest of the living space should be 5/8” thick. This barrier helps to keep the fire contained inside the garage for as long as possible allowing egress from the rest of the house. Any breach in the Firewall should be sealed by a qualified/ licensed professional. I also recommend installing a smoke detector in the garage directly over the door leading into the house. |

My Question for you? Would you buy a used car after only looking at it, or would you ask for a Carfax report and have it checked by your local mechanic? For most of you this will be the single biggest investment of your life. Do yourself a favor book a home inspection by a Certified CREIA inspector.

This photo was taken during a Chula Vista home inspection earlier this year. The picture depicts the hot and cold lines supplying a washing machine inside the laundry room in. There wasn’t anything wrong with the supply lines at the time of the inspection. However, rubber supply lines have been known to burst. If this happens there will be up to 80 psi of water flooding your home. This might not be a big deal if the unit sits in the Garage. Think about what might happen if the unit sits upstairs and you are away for the weekend. Don’t let this happen to you. You should use steel braided lines on ALL sinks, toilets, and washing machines.
